Founded in 1936, ULI promotes responsible land use and sustainable communities. ULI encourages the exchange of ideas and public service through community initiatives like the Tenant Energy Optimization Program (TEOP). TEOP aims to conserve energy and reduce costs by integrating energy efficiency strategies into the design, construction, and occupancy of tenant spaces. The program follows a 10-step process which includes team and office space selection, energy goal-setting, financial analysis, and post-occupancy planning. TEOP offers several benefits including energy savings of up to 50 percent and a payback period of three to five years. A pilot fit-out project with companies such as Bloomberg, LinkedIn, Estee Lauder, and Reed Smith using the 10-step process resulted in as much as $1.1 million in savings and a 410 percent return on investment (ROI). Companies with a strong focus on managing energy-efficient workplaces are also more likely to motivate workers and encourage productivity. The program’s process can be easily replicated whether a tenant chooses to lease a smaller or larger workspace.
